With great efforts of RWA, operation of tube wells has been possible and water crisis has been minimized within the society. A permanent plumber has been kept for smooth lifting of water in various towers. Additional efforts have also been put in to repair the water pipelines as well as the water motors by the RWA. Constant liaison is being maintained with DDA for regular supply of water through water tankers in addition to the above.
The RWA actively took up case with the Chief Minister, Minister for Water Resources and the Area MLA Govt of NCT Delhi for reduction of water bill Charges. We are happy to inform the members that based on the efforts, water bills have been reduced to 50% of the original charges.
To prevent water leakage and conserve the scarce national resource, the RWA has installed quantity 13 wireless water level indicator alarm systems in the last year and is being maintained. This has been appreciated by the DDA also.
Gate Valves have been installed at all the towers and are being maintained under the RWA resources.
To prevent spread of malaria or dengue from mosquitoes, the RWA has procured a fogging machine. The same is carried out regularly in the Complex.
Continuous efforts are on to improve the state of security in the complex. Liaison with police authorities is also being carried out. The security agency hired is consistently interacted with for better security and coordination.
Car Stickers have been introduced for all vehicles of residents parked in the Complex. Implementation of the same is currently under progress. Guards have been instructed to stop cars without stickers and to note down their details before entry.
To enhance security of the complex, issue of security passes to servants including car cleaners working in the residences has been made mandatory with effect from 1st July 2018. Cooperation of all residents has been requested.
To improve the security in the complex, Narmada RWA alongwith Saraswati RWA have installed boom barriers at the Main IN and OUT gates at an approximate cost of Rs. 1,81,770 to each RWA. A laptop has also been procured at a cost of Rs. 38,990 to maintain the software data. RFID tags have been procured from the manufacturer; the process of tagging the vehicles in the complex is in progress. However, due to certain problems being faced by Saraswati RWA, implementation of the project has been delayed. It is proposed to complete the same as soon as possible.
To further improve the state of security, the RWA has installed steel barrier at the OUT gate alongwith a guard post, to enable monitoring of vehicles moving out of the complex and ensure suitable place for the guards on duty. An additional guard post has been constructed at the OUT gate at a cost of Rs. 53,600.
CC TVs have been installed at the main gates to monitor vehicles and personnel coming in/going out. These are also repaired and maintained as required. In addition, order has been placed on M/s. Saggu Engineers at Rs. 9,17,037, for installation of bullet and dome CC TV cameras in the lifts, common areas and parking spaces. A team of members has been formed to monitor progress of the project. First and second set of hardware has been received and installation including laying of cables has commenced. Additional cables have also been received and work is in progress.
Maintenance of the boundary walls and gates is a continuous process to ensure security and prevent encroachment. RWA is actively pursuing the case with DDA for their repairs.
An RWA office has been created near N-1 tower with basic amenities; where the RWA Munshi, Mr Pandey is available to resolve the issues of the residents. The office is also housing the water level indicators and proposed CC TV camera monitors.
To ensure transparency in its functioning and to adhere to existing laws, PAN card for the Narmada RWA has been obtained and is being utilized in transactions.
We are happy to inform the residents that Narmada RWA is one of the first in the Commonwealth Mega Housing Complex to be recognized and registered with the Delhi Development Authority, vide their letter No F-1(46)/2015/Coordn/H /228 dated 14th Feb 2017.
For optimal utilization of the financial resources and as per the advice of the RWA CA, a term deposit of Rs. 5,00,000 only has been opened in the Punjab National Bank during financial year.
Accounts for the financial year 2017-18 have been tallied correctly and closed by the RWA accountant. Soft copy of the accounts has been created on Tally software. Audit by the RWA chartered accountant has also been successfully carried out.
A Website for Narmada RWA is presently being developed to enhance transparency and increased interaction with the residents.
A directory of residents is being compiled for better coordination and management of RWA activities.
A federation named Federation CWG RWAs Vasant Kunj has been formed comprising of Ganga, Narmada, Saraswati and Yamuna RWA for better management of common resources and to project a common front to enhance the capabilities.
A ‘Smart Box’ has been installed at the main gate to receive documents and articles through courier. The articles/documents will be placed in the Smart Box by the courier agency and SMS sent to the receiver with OTP to obtain his item. This will reduce outside personnel moving around the flats.
Though the Narmada complex was handed over to the residents, DDA had not completed the grinding of the stair cases and common areas as well as painting. With consistent efforts of the RWA, DDA has been able to carry out the task.
RWA has been constantly expediting DDA officials for repair of non-functional lifts in towers and follow-up for the timely maintenance of the lift. Automatic Rescue Devices (ARD) and generator set for power back up have been completed by the DDA; but their efficiency is not assured for which we are in constant touch with the DDA authorities.
Twenty Notice Boards at the rate of two per tower have been installed within the Complex for display of notices and other relevant information to the residents.
Due to the efforts of the RWA, surface parking of vehicles has been resolved to a great extent. The rain water gutters have been fitted with cement covers to facilitate movement of vehicles for parking. Repair to the covers is ensured by expediting DDA.
There were many temporary structures with labourers living in them with their families even after their task was completed. The RWA with great difficulty has been successful in ensuring their departure.
Clearance of Malba is a continuous process, as construction work is going on most of the time in the complex. Though the residents need to clear the malba it is not done; hence RWA has been carrying out the task periodically.
The terraces of the towers had no gates and there was free access to the roof where the water tanks are located and was often misused by anti social elements. The RWA ensured construction of four steel doors on each tower with locks to ensure security to the terraces. We are still in touch with DDA as some are still in repairable condition.
The residents had no option but to procure fresh milk, dairy products, vegetables and fruits from other sources. The RWA carried out liaison with numerous related agencies and temporary arrangements have been made with two vendors for sale of milk, milk products, vegetables, fruits and other important kirana items in the complex.
Efforts are on with Mother Dairy for establishment of a permanent sales outlet for milk, milk products, vegetables, fruits and other items of their inventory.
Case has been taken with the DTC authorities for extension of the bus services upto the main gate of the complex; however positive response has not been received and we are hoping for the best.
The RWA members have been actively pursuing DDA and Arboriculture Dept for landscaping the Narmada complex. Efforts are still on and we hope to see results in the near future.
Agency Vatavaran has been contracted by the RWA to clear the waste material and ensure cleanliness of the Narmada complex, at a nominal cost of Rs. 200 per household. Activities of the agency are being monitored continuously by RWA.
The RWA has been making constant endeavor to ensure cleanliness of the common areas and stair cases including functionality of staircase lights; through DDA, Vatavaran and other agencies.
The RWA has added to the area illumination by procurement of additional tube lights for lighting up the staircases and common areas in the complex.
The RWA carried out liaison with the Indraprastha Gas Ltd (IGL) to expedite laying of gas pipelines, installation of meters and for provision of cooking gas. Most houses have been provided with piped gas.
The RWA has actively pursued the case with Airtel who have established permanent cables and are providing landline, internet with speeds over 32 MB services to the residents. We hope to ensure a good service from the ISP.
A Children’s Park with playing equipment has been installed at the central park by Narmada and Saraswati RWAs at an approximate cost of Rs. 48,020 to each RWA. The Park is very popular with the children of the complex and is well utilized.
RWA has written numerous letters to DDA officials for providing basement parking. Difficulties of residents has been communicated to DDA officials regarding parking space and also mentioned that basement conditions are presently not acceptable. DDA has noted our observations and we are actively pursuing the case.
The RWA has been celebrating various festivals and national events such as Holi, Lohri, Diwali, Republic Day and Independence Day. RWA intends to further increase the scope and content of these functions to encourage participation of all residents. Holi and Lohri festivals were celebrated with a good gathering of residents.
RWA has been actively interacting with various functionaries of the Govt, such as Councilors, Mayor and MLA. Mr. Naresh Yadav, the MLA of the area has assured his support to the efforts of the RWA.
Narmada RWA has been one of the most active RWAs in written complaints and communication with various agencies as acknowledged by DDA. RWA members have been communicating with DDA in person as well as through written communication at various levels and involving PMO, Vice Chairman DDA, MCD and other agencies as and when required; to expedite various outstanding infrastructural works such as roads, sewage, water pipelines, plugging of leaks and for maintenance of the Complex. This is a continuous ongoing process and we hope to achieve reasonable amount of success.
